Land development

What you cannot see under a site always ends up being paid for. We map it before it becomes a problem.

The questions

What stalls a project.

Developments rarely fail on what is visible. They slip on what appears when the first trench opens.

  • What is left of the former site?

Foundations, slabs, tanks, abandoned utilities: brownfields keep the memory of every occupation. We draw the plan before demolition.

  • Where should the boreholes go?

A campaign of isolated boreholes across heterogeneous ground misses the point. Continuous mapping shows where to drill — and where not to bother.

  • Are there cavities or weak zones?

Karst, former quarries, poorly compacted fill. Resistivity variations flag them before a machine finds them.

  • Is the ground uniform at depth?

Fill thickness, bedrock depth, lithological change: all of them weigh on earthworks and foundation design.

Explorer

What we detect, and how deep.

Drag the marker down through the section. Each target lights up as it enters the explored slice, with the method that reveals it.

  • Buried utilities 0 – 0.8 m GPR
  • Slabs and foundations 0.3 – 2 m GPR
  • Tanks and cisterns 0.5 – 3 m AMP
  • Fill and disturbed ground 0.5 – 4 m ARP®
  • Cavities and deep anomalies 2 – 8 m ARP®

Investigation strategy

The methods deployed.

On a development site no single method is enough: metal calls for magnetism, voids call for resistivity, interfaces call for radar.

  • GPR

    Ground-penetrating radar

Fine imaging of the shallow subsurface: utilities, slabs, interfaces. The highest resolution available.

  • AMP

    Magnetometry

Finds anything ferrous — tanks, metal pipes, ordnance — without contact.

  • ARP®

    Electrical resistivity

Covers large areas quickly and reveals fill, cavities and heterogeneity in volume.

  • EMP

    Electromagnetics

Characterises conductivity to six metres: useful on contaminated land and disturbed ground.
